Market Update | Home Prices Up, Sales Down in 2013

Trends At A Glance - JanSan Diego County home prices rose sharply last year. The median price for single-family, re-sale homes gained 18.9%, much of this was due to investors sweeping the lowest priced homes off the market for the past two year.

The average price gained a healthy 17.6%.

Condominiums joined the party also. The median price for re-sale condos was up 27.7%, while the average price rose 22.8%.

Home sales fell 1.2%, but at 26,780 units sold was the second highest since the market started peaking in 2004.

We expect sales and prices to stabilize in 2014. After peaking at 24.6% in July, the year-over-year median price change has been steadily dropping. Last month it was “only” 13.8%. We expect this trend to continue this year.

The surge in prices over the past year and a half has driven most home owners back above water. This should bring more sellers into the market.

Why 2013 Might Have Been Housing’s Best Year Ever

Best_Year_Ever-display_2After nearly a decade of disaster that reached levels of despair not seen since the Great Depression, 2013 was more than a turnaround year. Within its short life, it changed housing from a liability to an asset so favorable that it had the power to take the rest of the nation’s economy along for its ride upward, in the eyes of the Bernankes and Obamas.

In some ways, it changed the housing economy for years to come. Like a human life, its true place in history won’t be known until it is gone and some time has passed, but it will be hard to argue with the hard numbers achieved in 2013.

Home prices are rising faster than they have since the housing boom. The S&P/Case-Shiller index of property prices in 20 cities recently released climbed 13.6 percent from October 2012, the biggest 12-month gain since February 2006, after a 13.3 percent increase in the year ended in September.

Annual existing home sales should reach 5.1 million in 2013, the highest total in seven years, according to NAR. That is 10 percent higher than 2012’s total of almost 4.7 million.
