Most of us rejoice when the prices at the pump go down. To us, it means freed-up cash in our personal economy. When we’re consider buying or selling a home, however, the price at the pump can impact our bottom line in ways we don’t realize.

Local economy

When the local economy relies on income from crude oil sales, a drastic reduction in prices can depress the local market. So in places like Houston or the Canadian Province of Alberta, for example, a dip in the price of crude oil could mean fewer people moving into the area so sales to newcomers may slow down. Or, it could mean that folks whose income relies on the oil industry may decide not to move into that bigger home until things stabilize.

Conversely, communities that rely on delivery of good from other areas might see an improvement in their local economy. If your city relies on the trucking or train industries, lower prices on fuel can mean more money freed up to spend on housing. Economies that depend on air travel should also see an uptick since lower fuel prices means lower cost air travel.

Market Update: Home Price Surge to Moderate

Last month we saw that the decline in the number of distressed home sales, bank-owned and short sales, has been the main driver in the recent surge of prices.

What we didn’t explain was why there were so few distressed property sales.

When the market was reaching its nadir in 2009, institutional investors poured in with big money and purchased bulk foreclosed properties from the bank, which they then turned around and rented.

That’s why the “shadow inventory” every pundit was trumpeting a few years ago never appeared.

Well, guess what? Those same investors are now fleeing the market.

According to Businessweek’s interview with Bruce Rose, hedge fund manager and one of the first to put money into buying bank-owned property, “we just don’t see the returns there that are adequate to incentivize us to continue to invest.”

What does that mean for the rest of us? First, we’ll be seeing more bank-owned properties come to market. Second, price increases should moderate.

Market Update for Downtown, San Diego (92101): Included in 92101 are 6 downtown districts: Little Italy, Columbia, Cortez Hill, Marina, Gaslamp and East Village

This Week: The median list price in DOWNTOWN SAN DIEGO, CA this week is $265,000. The 1967 properties have been on the market for an average of 77 days.

Inventory is tightening and days-onmarket is falling. But demand as measured by the Market Action Index is also trending down. The market is not giving strong up or down signals from these data.

Supply & Demand: The market has not shown strong directional trends in terms of supply and demand. However, inventory is sufficiently low to keep us in the Seller’s Market zone and prices have been moving upward as evidence.
